Preview of River Oaks Demographics

Ahead of the publication of our River Oaks Market Report Mid-2022 printed edition, here’s a snapshot of buyer demographics for the first six months of 2022 compared with the numbers for all of 2021.

Areas of the neighborhood

In 2021 the Country Club Estates area predominated sales. The area east of Kirby and north of Inwood was the least active in 2021, but is leading the way so far in 2022.

Where buyers came from

Once again, River Oaks itself and the immediately adjacent area are neck and neck top sources of buyers in the neighborhood. West U has been a traditional stepping-stone to River Oaks in the past, but that seems to be changing for the long term.

Occupation of buyers

In recent years there was a morphing of energy executives, and the lawyers and financiers who were in the energy business, as the sector restructured. Now that processes is largely complete, and energy prices have soared, it is the people who are producing, transporting and trading energy itself who clearly lead the way as buyers in River Oaks.

Age of buyers

The most notable change in 2022 so far is that the 50-somethings have mostly dropped out of the market as buyers and as sellers. Sitting pretty for now.
